My husband & I are still 10-12 years away from retirement, but we where thinking of where to go after we retire. TN came to mind. We like to live in a small(er) town, reasonable driving distance to a larger (large enough) town. How is the weather there? I'd like to avoid the real hot (Texas) and the real cold. What is a good place to consider or look? We thought we'd take a few vacations out that way and perhaps buy some land (5-10 acres) in advance. Any suggestions?

My parents retited to Tennessee and love it. I hope to do the same someday. They live 15 minutes from Natchez Trace State Park, I hear there is great riding there. We have seen the campground, but have yet to go to camp. That is in the plans for next season.  I can be hot and humid in the summer, but it is that way where I live now....  They are about 30 minutes from Jackson, TN, one of the larger towns there.

Hey there live outside Chattanooga in Cleveland, Tennessee. Moved here from Denton, TX back in the late 80's. Love it here, can be in Atlanta in 1.5 hours, knoxville in less then and hour, chattanooga 15 mins, and nashville in couple of hours. Leave the house and can ride lost corral, jacks river, cottonpatch, starr mountain etc.. be at most of them in less then an hour and some 15-20 mins. Alot of people are buying up the acreage now mostly people coming up from florida or down from up north. Still fairly low cost of living and lower then the national average for home purchase, land purchase etc.. so still pretty good deal, but like everything else its going up

Tennessee will vary region by region. I also live in the western part close to Natchez trace.  However, we go ride at Land Between the Lakes in KY.  It is a two hour drive for us.  The terrain in the western part is mostly flat with lots of row crop.  As you travel east, you will see less row crop and more hills.  The riding in the eastern part of the state is really beautiful as well.  It can be more challenging at times.  Personally, if I had the opportunity to relocate like you are talking about, I would look at the middle part of the state.  This will put you in the middle of endless possibilities of riding locations.  It can take in excess of 9 hours to travel from one end of the state to the other on I-40.  Overall, it is a hard place to beat.

I live smack dad in the middle and it is great for horses. There is Natchez State Park, Chickasaw state Park, Land Between the Lakes, Eastfork Stables, Big South Fork,Buffalo Trail Ride, Birdsong Trail Ride, Bucksnort Trail Ride, Big Sandy Trail Ride, Loretta Lynn Trail Ride and Riding in The Great Smoky Mountains and about 30 miles over in VA is Mt. Rogers. All these but one have Electrical hookups. Pretty good place for trail riding. Just my opinion. Oh yea they play a little Football here also. That should fire someone up especially if they are from AL or Florida.

Ditto what everyone else has said, and all great input. I am semi-retired to middle Middle Tennessee (Bedford County where the TWH Celebration is held). I knew 17 years ago I wanted to retire to this state, and finally made it in Fall, 2003. If you're going to buy land, best get busy now. We paid $4,900/acre during the 2002 Celebration. Good rolling pasture land comparable to ours, 2 miles away on the next road, just sold for 13K/acre. Land in Bedford, Rutherford, Davidson, and Williamson Counties is going thru the outer stratosphere. I am not sure which county Columbia is in, but that area and Franklin, TN aren't cheap these days either.

Oh, I believe (off the top of my head) Columbia is in Maury County.

Sable, I don't think the USDA Broo-ha-ha will effect anything, because there's seems to be a mass exodus out of Florida these days and many of them are ending up in our areas.

The Floridians are moving here to get out the hurricane path. One couple that just bought the log home and 12 acres down the road from me said their homeowners on their FLA home went up to $3,000 annually because of the hurricanes and they've never had a claim!

There are also a lot of California folks coming here that aren't coming because they show Walkers.

You shouldn't have any trouble selling your home and property; especially if you're listed with a real estate agent. I know someone on another horse message board looking to buy in our area. If you're with an agent and have multi-list number, please let me know what it is and what real estate company you are with.

bj, we live and work in Memphis which is just "barely" in TN  but we have a small farm 30 miles to the southeast in Mississippi and keep the horses there. In fact we spend all our time there when we are not at work. I think I have slept in my horse trailer more this summer than my home in town. Lots of places to ride in AR, MS and TN. If I were moving I'd look at Middle TN for sure.

My 5 year old 2500 all brick home with 6 acres is in Tullahoma TN real close to Lynchburg where the Jack Daniels distillery is.  It is listed with Remax Elite   Tamara Bryant  615-394-0312  MLS 775858.  It is a dream house with a great master bedroom and an even great kitchen and was built by a master builder in the area.

We live in east tn and have found Big South Fork is the most beautiful place ever.!!! the trails are sandy and wonderful. there are so many horse camps in the bsf area.There is a new place that is selling real estate for homes and horses. spruce creek.there are only cabins and small acreage sold with these. everybody has horses and access to bsf from your own door.
there are 4 seasons.

the horse camp is smack dab in the middle of the subdivision.you can call them or true west campground,because they are across the street. we had stayed there when we camped in sept and spent 2 days looking at all the lots. there were several real estate listings with land and cabins already.
lots run around 20,000/acre.average.the cabins built were $250-300,000 range. several neighborhoods were gated and pricey.the highlands was exclusive. but beautiful.you should go and drive around that side.jamestown to oneida. there are several great horse camps that we've stayed in and they were awesome. honeycreek,station camp,bear creek and true west were my favorites. we trail ride all over tennessee,starting with circle e guest ranch, Buffalo river trail ride and Bucksnort trail ride.Birdsong once but it snowed. TENNESSEE is WONDERFUL>
