Subject: wet floor




 Hi all, I went to sell my living quarters horse trailer and a guy looking at it asked if there was ever a leak because the floor moved in a few areas. I wasn't sure as we bought it used a year ago. I decided to not advertise the trailer anymore and investigate the issue. I removed the flooring and found the subfloor black and damp in the bathroom and a little ways into the living quarters, cut a section out and there was moisture on top of the insulation and the wood cross beams were wet. I removed some of the foam insulation panels and it was dry on the bottom. The trailer has not been used for 3 months, any ideas where this moisture is coming from? When we were using the trailer we did not see any leaks, hear the pump cycling at all.

I think I narrowed it down to coming in around the location of  the fridge vent on the roof. I found evidence of water stains behind the cabinets and the water running thru the encloser for the electrical system then down between the framing for the pocket door at the bathroom. I assume at that point it found a way under the subfloor and all this time had no idea because it never showed up on top of the vinyl flooring or anywhere else.

May be the drain from the refrigerator?  This is a problem with a lot of units where the water does not go to the outside.

Thanks for the reply, after looking at it closer I am thinking it is the roof. I have it all tarped for the winter as I am cutting the subfloor out and letting things dry out. I was thinking about sealing the roof in the spring with enternabond tape, does anyone know if that is a good product to use?

I have used that tape and in fact carry a roll in my LQ trailer.  Great stuff - - but remember once it touches the surface, that is where it will stay.

I've used the tape about 7 years ago... still holding where the OEM caulking gave up after 5 years.

Hint: make sure the surface is clean and oil free. Use a roller to press the tape down. I used a caster wheel. Hand pressure is not enough.
