Subject: Repairing my metal roof

I have been stripping my metal trailer roof using a grinding tool with a metal brush. It's working great but I am also taking that caulk out which has a black cauk in between the metal also a grey caulk. I was going to use a vaculm caulking product. At the ends where the metal meet above my rear doors and top of the tack room the metal braces(?) Are rusted so parts of the ends are missing. They were repaired with the black rubber cauk stuck into them. I also have small holes in various areas by the seams. I have purchased the 3 part Ames metal roof repair. 1st would be to put a 4 inch peel and seal tape over the seams. 2nd to apply a Ames super primer. 3RD. Ames stretch roof coating. 2 coats.
So my 2 questions are recommdations for the rusted off steel and holes. 2nd has anyone used this 3 part repair and success rate?
