Been searching for some time for a dream place, to live with horses.  Hoping someone out there will give me a good tip.


Like water in my streams and grass on my hills, but not a rainforest. Want land...lots of land, and to be on the edge of extensive riding trails. Have no children to concern with schools. Like to be among open minded, hopefully broadscoped, outdoor type folks. Live in SE PA right now, and would like a bit more moderate winter and drier, if possible. Shouldn't be terribly hard to find a place less expensive on a "per acre" basis!

Go to Brown Co. Indiana, Lots of nice folks and all you need is to buy land that borders the forrest. They have more miles of trails than you can possibly ride. Cost per acre not that high.

Thanks. I appreciate your thoughts. Plan to catalog everybody's ideas (assuming I get some) and do research, than take a nice LONG road trip!

Shawnee National Forest in Illinois has wonderful riding. In my opinion better than Brown Co. But you might want to go farther south.

Eddyville Illinois, near the bottom of the state, but in the heart of Shawnee National Forest. Nice, down to earth people, not in any hurry, and land is very reasonable (taxes too I'm told). Wish I were you, I am ready to retire down there now!

Evallone: I could have written your post and I share your search for great places to live while owning horses. I currently live in southern Idaho where former riding land is being developed at a frightening rate. I'm interested in any places you may locate that have great riding that would involve little or no trailering. But, I don't think I could adjust to high humidity areas of the country. The state of Oregon has nice riding trail systems.

I second the suggestion of Tennessee.  I have lived here for  over 20 years but have travelled all over the USA.  I have found lots of places to ride all within 6 hours or less.

in my opinion, anyplace south of the mason-dixon is too humid. here in maryland we've got very high humidity and are farther north.

i'm headed west............(when retirement comes) to get away from humidity........

50 Can't tell you where, but I can tell you where NOT to look. So. Calif is so expensive unless you live in the lower desert, and not very tax freindly when it comes to that empty land. If you want nice country, and some water,trees,small hills, and scenery it is NOT So. Calif. (Ex; 5 acres of land, bordering a lg park in Orange county, $2,700,000..Or 2000 sq ft 3br,2bath home, built in 1962. Run in shelter and three 12x16 pipe corral stalls. Trails within 2 blocks after crossing major secondary road...$750,000) NEXT EX;....1/2 acre ranchette, 3br, 2 ba,home, 2 car garage,room for horse,and next to bus and rail line. Trails nearby in Santa Ana river bottom close by $550,000, ( 3 miles!! ) Calif R.E. is so out of whack it is pathetic. That is if you want to ride with out trailering for many miles in bumper to bumper traffic, and trash piles in evry corner near where people just dump their crud. The deserts on the other hand, 2 acres of land with 4 br, 3 ba, home garage and stalls with shaders and pipe corrals, fully fenced and well. 8 miles to town and surrounded by BLM land. Near Ridgecrest and N.W.T.C. $180,000.

I know you posted this a while ago but my idea is ALASKA! I love it here, you can still get tons of land. You can ride for days and never see anyone else. The only prob is hay is $9.00 min a bale, and sweet feed is $16 a 50 lbs bag. And depending where in the state it can get 60 below 0 in the winter but in other areas no colder than 0 But that just my idea. Good Luck!

I would also go to Brown Co. They have short winters, Lots of trails, and nice folks.

Tennessee, around jamestown you have Southfork and can ride on the tennessee and kentucky side, miles of trails with pack trips available too. Next area i love is down around the smokies, cades cove to jacks river, all nice rides with miles of trails from wild and woolly to pleasant and slow :-)

If you want to be around liberal outdoor types with lots of nearby riding, go to Boulder.  Only problem is cost, but probably not so much different than where you are.  I'd love to go to CO (not Boulder, though), maybe Ft Collins or Pueblo area.  I hate winter, but, compared to Kansas, I don't think any worse.

as to rain, we are currently 7.5 inches below the average for this year;  last year ended up about 15 inches below; so no, it no longer rains in TN.  Guess we are going to have to irrigate hay fields.....  Costa Rica is my idea of perfect for weather but I am not leaving the old US of A.......

Wow! 15" below normal. 

Around here our normal water year is only 13-14" total.  If we were 15" below normal we would have had NO Weather.

Someone told me they thought the annual rainfall was 59", that's more than we get in Oregon, which is 38". Just curious.

South central MO is a good place. Taxes are cheap, my son has a 160 acre farm with 9 yr old house and they run around $600.00 per year. Located near the Mark Twain National Forest. Lots of riding within a 2 hr drive. Our winters can be cold but we don't get snow like we used to. July & August are our hottest months with high humdity. Land is very reasonable to buy. We have a  lot of people out of state buying farms. Debbie

I want to say that we in TN get roughly 50 inches of rain here.  However, most of the time, we will get a majority of a months rainfall at one time.  There are many times that we will go for close to three weeks to a month with no rain.  Then, a storm will dump 2-3 inches on you at one time.

You got that right!! It does get hot and humid in the summer but the rest of the year there are very few days to bad to ride. We ride a lot at night in the summer, but I would imagine the skeeters could be bad down around Needville at night.
