Keep them covered preferably with the covers designed for it. UV rays are killers for tires. Trailer tires are designed to be replaced from time not by miles. 3-5 years depending on condition and quality of tire is all that is safe to keep them on the trailer. Keep the tires properly inflated at all times will help and also get them off the ground when not in use our pull the trailer up onto 2x10 boards. Letting them sink into the ground will perpetuate the dry rot. Putting them up on boards reduces the risk. Hope that helps.

I live in AZ and AZ kills tires. the intense heat and sun. The ground temps in the summer bake them from below. We keep them covered but still the ground heat does its toll. About 3-4 years is all you get out of tires here. Same for batteries.
Some people 'jack up' their trailer so the tires do not touch the ground. Not sure if it works.
