We have a friend with a heating and cooling business and he directed us to the local Ready-Mix Concrete business. They have a caulking that they use on cement seams that is AMAZING! He uses it when he installs commercial HVAC units on buildings and it stays very pliable. We re-do ours every other year with it just to be on the safe side. The crap that dries out and shrinks is what causes your problems. I will see what the name of it is when I get home tonight if I can remember.....

Using a marine grade polyurethane caulk will result in long lasting seams. Sikaflex and 3M are the most popular brands. Applying a household silicone product will result in a short caulking lifespan.
