Most minor leaks can be caulked, however since you don't yet own it I suggest you make it the seller's issue to get it fixed before you buy it.
If it is due to a STRUCTURAL problem that has been caused by... whatever, a fallen tree, unusual snow and ice load, etc., then you probably don't want to buy it, but it would likely need to be cut and welded.

I have alot of experience (as a former Service Manager for a horse trailer dealership) w/ roof leak problems. It should be fairly obvious if there are structural problems, more often than not it is simply just a leak. I agree that you would be wise to make it the sellers responsibility, but there is a product called peel n seal that can be applied to the joints on the roof, heat (with a hair dryer if nothing else) as applied and it will solve the problem quickly and relatively inexpensively. There are different widths available, 4" will do the trick nicely. Good Luck!!
